Landlord Safety Certificates

A Landlord Safety Certificate, also known as an Electrical Installation Condition Report (EICR), is a legal requirement for landlords to ensure the electrical installation in their rental property is safe. It identifies any defects, deterioration, or dangerous conditions that could pose a risk to tenants.

Landlords must have their rental properties inspected at least every 5 years, or at the change of tenancy if more than 5 years have passed since the last inspection. New tenancies require a valid certificate to be provided to tenants before they move in.

The inspection covers all fixed electrical installations including wiring, sockets, switches, consumer unit, earthing and bonding, and any fixed appliances. We test circuits, check for overloading, verify RCD protection, and ensure compliance with current regulations.

A typical inspection takes 2-4 hours depending on the property size and complexity of the electrical installation. Larger properties or those with multiple consumer units may take longer. We provide a detailed report immediately after completion.

If issues are found, we provide a detailed report categorizing them as C1 (danger present), C2 (potentially dangerous), or C3 (improvement recommended). We can quote for any necessary remedial work and re-test once repairs are completed to issue your certificate.
